Viewing Consultation
A Viewing Consultation is performed during a scheduled viewing which is typically fifteen to thirty minutes. A Buyer will have a licensed qualified professional Home Inspector accompany them during their scheduled viewing to share obvious observations about the property.
A Viewing Consultation is NOT a Home Inspection or in any way equivalent to one as it does not comply with the standards of any home inspection organizations such as ASHI and NACHI. It is intended only to provide a quick educated overview of major components as well as any obvious safety and/or liability concerns noted during a walk through. A Viewing Consultation will not be accompanied by any formal report that would typically contain pictures, recommendations, and/or extensive information and Clients are encouraged to take notes.
Length: 15 to 30 minutes. A Viewing Consultation takes place during a Home Viewing which is typically scheduled for a maximum of 30 minutes, but not limited to whenever possible.
Tools: Armed with only a flashlight as this is NOT in any way intended to replace a proper Home Inspection.
What is covered?: I will be covering as much of the property as possible during the short window allowed paying most attention to the siding, roofing, and decks along the exterior and components such as heating, hot water, and electrical service at the interior. At the same time always on the lookout for any obvious signs of water and/or pest infiltration as well as any obvious safety or liability concerns.
Price: $200 for a Single Family Home under 2,500 Sq.Ft.. Multi Family Homes or Single Family Homes over 2,500 Sq.Ft. will be priced as half the cost of the standard Home Inspection for that particular sized property.
- Multiple Viewing Consultations performed back to back on the same day will cost $100.00 for each successive viewing.
